Home Buying Idabel OK~ First Step
There are a lot of steps to a successful Home Buying. If you’ve never gone through the home buying process or if your last home buying process was pre-2006, things have changed. With the United States “housing bubble crash” and recovery, the path to home buying has become much more complicated. The red tape and qualifiying for a mortgage loan have become more difficult.
There are actually three things to do simultaneously as the “First Step” to prepare for buying a home. Those three things are
- Know what you need/want,
- Begin working with a real estate agent, and
- Get pre-qualified through a lender for a home mortgage.
This is an exciting time for you. You’re preparing to buy a home and you’re going to do it the right way. You will enjoy all three of these steps in your home buying, except maybe the paperwork. The first one on the list is one that you will definitely enjoy. Hopefully you’ll also enjoy the second one, if not, then you’re working with the wrong agent. The third one, again… you’ll enjoy working with a good loan officer (and again, if not, immediately find you a different one), but you’ll probably NOT enjoy filling out the paperwork and gathering the information BUT it’s a necessary thing! The paperwork that you’ll need to do for the lender to get pre-qualified is easier if you gather your information.
Start with a list of things, that you like about “what and where” you live currently. Add to the list the things that you would change in your current residence. Add other locations where you would want to live. The main idea is “what you would love to have in a home” and “where you would love to live”. When the shopping starts, you may have to adjust somewhat based upon what’s available and prices. Do your home buying homework… you’ll be glad you did and your real estate agent will be glad that you did also.
Visit with your real estate agent about homes that are available currently in the area where you want to live. She can give you price ranges of what to expect in those areas and availability. If you haven’t called that lender yet, she can give you contact information for lenders. Your real estate agent might be able to offer other ideas that you’ve not thought of. An example being maybe you want a 4 bedroom in an area that only has 3 bedroom homes available currently. But two of those homes have floor plans that would easily convert to a 4 bedroom. Your real estate agent is going to be your best asset in your home search. Visit with her often and listen to what she says. She has gone through this home buying process over and over. Experience counts. As soon as you have that pre-qualification from your lender, she can start showing you homes.
Gather up information for that initial call to the loan officer. Information about Income and Debts, social security numbers, employment, etc, will get you started on a pre-qualification. More information will be needed as you move into the actual home buying process when you get your Purchase Contract on that dream home.
